The cost of empty property staging varies depending on the size, style, and value of your home, as well as the level of furnishing required. As a general guide, staging typically falls between 0.5% and 2% of the asking price.

Staging can also be tailored to suit your situation. In larger properties, not every room needs to be fully staged, we can focus on the key spaces that will have the greatest impact. Equally, schemes can be simplified depending on your goals and budget.

The Process

    To prepare an accurate estimate, please send:

    • The full property address

    • A floor plan, or a brief description of each room

    • A link to the property listing (if available)

    This allows me to assess the scale of the property and recommend an appropriate level of furniture and styling.

  • If you’re happy with the estimate and would like to proceed, we’ll arrange a property visit.

    Seeing the property in person is invaluable. It allows me to identify key features and plan how best to present each space. We’ll discuss the staging in more detail and any other work that will benefit the property.

  • Following the site visit, I’ll finalise your quote.

    Now that I’ve seen the property, we may adjust the furniture selection to ensure everything suits the space perfectly. I’ll confirm stock availability, delivery dates, and provide a clear, detailed final quotation.

  • At the property visit, we’ll also discuss whether any maintenance or cosmetic improvements are needed prior to staging.

    Any agreed works should be completed and the property thoroughly cleaned before staging day. If helpful, I can recommend trusted local trades to carry out works on your behalf.

  • On staging day, we arrive with vans filled with furniture, artwork, lighting, and accessories, ready to transform your property.

    Staging typically takes between one and two days. Once complete, your home will be beautifully presented and ready for professional photography and marketing by your chosen agent.

  • If the property remains on the market beyond the initial staging contract, you can extend the rental on a monthly basis.

    We’ll contact you one to two weeks before the contract ends to discuss your plans and ensure continuity if needed.

  • When the property is sold or when you’re ready, we’ll arrange a collection date. Everything is removed efficiently, usually within a couple of hours, leaving the home empty and ready for the new owners.
