Occupied Property Staging

Thoughtful Home Staging for lived-in homes.

Clear priorities, practical advice, and professional support to help your home sell smoothly.

Property Staging for your Lived In Home

Since 2016, I’ve helped homeowners prepare lived-in homes for sale by providing clear, practical guidance at every stage of the process.

Selling your own home can feel overwhelming. It’s often difficult to know where to start, what really matters, and how best to invest your time and money to appeal to buyers. My role is to take the guesswork out of staging, helping you make informed decisions and move forward with confidence.

The result is more interest, more viewings, and stronger offers, allowing your home to sell more smoothly and with far less stress.

Already on the Market and Not Getting the Right Response?

Many homeowners come to me once their property is already on the market, often because it isn’t generating the level of interest they hoped for. Viewings may be limited, offers may be coming in lower than expected, or buyers may be struggling to connect with the space.

If this sounds familiar, you’re not alone and it doesn’t mean there’s anything “wrong” with your home. Often, it simply needs a fresh perspective.

With thoughtful home staging, we can refocus how your property is presented. By improving flow, clarity, and first impressions, I help buyers see the potential and imagine themselves living there. Updated photography and improved presentation can make a significant difference to how your home performs online and in person.

While staging before marketing is ideal, it’s never too late to make improvements. A considered approach can re-energise your listing, attract the right attention, and help your home move forward successfully.

I’ll help you decide what’s truly worth doing based on your home, your budget, and your goals. My aim is for buyers to appreciate your home, without being distracted by things that stand out for the wrong reasons.

The Process

  • If you’d like to find out more about my home staging services, we can start with a complementary video call. I’ll share examples of properties I’ve worked on and the transformations achieved, so you can see exactly how the process works. I’ll also learn more about your home and situation, offering guidance on the best next steps to take.

    Book A Call

  • The first step in staging your home is an in-person property visit. This visit is invaluable, I’ll view your entire property with you, room by room, discussing the purpose of each space and identifying opportunities for improvement.

  • After the property visit, I provide a personalised Home Staging Action Plan. This step-by-step guide outlines how to enhance the look and feel of each room, with a clear, actionable list of tasks. The plan includes suggested layouts, styling ideas, and visual references to support your decisions.

If larger changes could benefit your home, I’ll suggest these, but always provide alternative options, so you can choose how far to take each improvement.

    • Recommending and managing trusted trades

    • Sourcing furniture and accessories, either for rental or purchase, to fill any gaps.

    Pricing based on your project

  • To complete your home staging journey, I also offer hands-on staging. I’ll spend a day or more in your home styling it and preparing it for professional photography and viewings, ensuring it looks its absolute best for buyers.

  • “We had 36 viewings for our family home of 27 years. People wanted a house like ours, but were put off on arrival by the apparent scale of the project before them".

Relying on Lorna removed all the stress of deciding how to change things and did much to preserve domestic harmony! We followed her advice to the letter, particularly around decluttering and removing some strong colours — she was very mindful of budget.

We left her in the house for the staging and photographs, and the result was transformative. This time, viewers felt they could buy the house and move straight in. We had two bidders and sold for over the asking price.

Thank you, Lorna, for enabling us to move on!

  • "Really great service, Lorna's ideas and input helped us to massively improve the way our house looks - so much so that I nearly changed my mind about selling the property!"

I appreciated the way that Lorna was able to suggest small changes that were low cost and easy to implement but made such a big difference. Follow up was great too. Highly recommended.

    L. Lewis, Cambridge

  • "I would highly recommend Lorna to anyone looking to sell a property, especially a lived in home, and appeal to a wide range of buyers.”

Lorna and her team were fantastic to work with. We have an Old Victorian property that we have lived in for nearly a decade. When we decided to put the house on the market we wanted the house to look it’s best and feel stylish and homely for viewings.

Lorna was able to expertly guide us in styling the home and working with what we already had in the home as well as considering that we would continue to live in the property throughout the sales period.

Lorna has an eye for detail and a natural understanding of space and how to optimise each room to make it look it’s best.

Case Study: Clarkson Road, Cambridge

Like many first-time clients, the owners of this home had never heard of home staging. A chance conversation with their carpenter led them to me.

After a Teams call where I explained my process and shared examples of my work, they felt confident they were heading in the right direction. From there, we began transforming the property together.

As you’ll see, this home underwent a number of changes. Did the hard work pay off?

Yes it did, here’s what the owners had to say:

“Our house went on the market a few weeks ago and we have just accepted an offer just over the asking price. There was lots of positive interest and, after around a dozen viewings, two people bidding — we couldn’t have asked for more.”

I loved working on this home. You can read the full story here.
