A Rented Show Home Designed to Sell…

When buyers walk into a property, they’re rarely thinking about square footage. Instead, they’re looking at what’s in front of them and trying to imagine themselves living there. This is far easier to do when a property is furnished.

This show home formed part of phase 1 (100 homes) of a large development in Hampshire. Our aim was to help buyers instantly see how this new build could become their next home.

The property needed to appeal to families and those with smaller budgets, without feeling basic or uninspiring. It had to feel welcoming, achievable and memorable, a home buyers could picture themselves living in.

Making a New Build Feel Like Home

We staged the property using our rental package, which includes all the furniture and home accessories needed for a simple monthly cost. The result was a relaxed, informal look that reflects family life. Not over-styled or out of reach, just comfortable, well-thought-out spaces that feel welcoming from the moment you set foot in the property.

The colour palette was particularly important to our client. With many new-build developments in the area, they wanted something different from the neutral, hotel-like show homes offered by their competitors. We worked with greens and blues, adding accents of yellow to bring warmth and energy. These colours are easy to live with, broadly appealing and unlikely to put buyers off, while still giving the home personality and fully satisfying the brief.

By showing practical layouts and realistic furniture choices, we help buyers move past uncertainty and into excitement.

Why This Works for Developers

From a developer’s perspective, rental staging makes sense. It keeps costs manageable by spreading them into monthly payments and allows show homes to be turned around quickly, with everything selected, delivered and installed to tight timescales.

It’s also a more sustainable approach. When the show home is no longer needed, everything is removed and reused in future projects. There’s no waste, no landfill and no extra work for the client. The property can be cleared in a single day, without the headache of finding space to store or rehome dozens of items (there’s always more in a house than you think!).
