Staging a grand period property: Ashmans Hall

Here at Nesh we pride ourselves on building and nurturing ongoing relationships with our clients. We have worked with this particular property developer on a number of different projects now, to transform tired and dated properties into aspirational holiday lets.

Ashmans Hall in Beccles was our biggest project to date. It is a nine bedroom period property with various living spaces, bathrooms and hallways that all needed staging to become a stylish and functional holiday rental.

Grand entranceway

The sheer scale and size of Ashmans Hall meant that this staging project had to be planned and prepped meticulously down to the last detail. It wasn’t just the bedrooms and bathrooms that Nesh had to contend with, it was all of the general living spaces too, such as the main grand entranceway that needed to be transformed.

There’s no denying that this entranceway is a real showstopper and it set the tone for the rest of the property. Throughout the property, Nesh worked with some of the existing furniture but mixed this in with some new pieces to make sure the right balance between old and new was created.

The drawing room

The drawing room is the main living area in Ashmans Hall. Nesh wanted to make sure it still felt grand and formal but still allowed guests to relax and unwind.

The green colour palette mixed with neutral tones makes this room feel warm and cosy. The rich velvet fabrics also feel appropriate for the age and style of the property.

In this room Nesh sourced new furniture including the sofas as well as dressing the room with contemporary soft furnishings and accessories.

The kitchen

A whole new kitchen was installed by the developers to give this area of the property a complete refresh. It’s important for a holiday rental to have an up-to-date functional kitchen and this was definitely a priority.

The sizeable kitchen island and farmhouse-style dining table are the ideal spots to hang out with friends and family and socialise. Nesh added the finishing touches such as the artwork, cutlery, plates and faux bouquets of flowers.

The library

This is a great example of one of the many living spaces that Ashman Hall has. In a normal sized property, Nesh would plan for a general living space and perhaps a second ‘snug’ or something similar. This property had quite a few of these types of areas that needed to be styled and staged.

Nesh added new sofas that complemented the sage green makeover and changed the artwork to something a little more modern. To give the feeling of a library, Nesh sourced lots of books to fill the bookcases and dotted plants around to update the entire space.

The formal dining room

A holiday rental of this size and scale has to have a formal dining area where the whole party of guests can sit together and enjoy each others company.

Nesh worked with the existing furniture and sourced a similar table that blended well with the original design. The dining chairs were from various vintage and second hand outlets.

The grandeur of this room speaks for itself and didn’t require much staging other than two vases filled with beautiful faux bouquets.

Double bedroom

Ashmans Hall is a nine bedroom property, so there were a lot of bedrooms that needed to be staged. Nesh had to keep in mind that the bedrooms needed to be versatile and had to house all different types of guests.

This bedroom was one of the double bedrooms and it already boasted a four poster bed. Nesh accessorised this room with white painted furniture to keep the room feeling light and bright. Luxurious velvet cushions, classic-style lamps and pretty artwork characterise this particular room.

Kids bedroom

When a holiday rental is as big as Ashmans Hall, it’s important to cover all bases. More than likely there will be kids staying at the property from time to time so Nesh had to design a couple of rooms that would be suitable for this.

Nesh went with a jungle theme for this room and sourced a modern bunkbed and dressed it with animal print bedding and hung a pair of wall lights with bright shades to finish off the space beautifully.

Modern bathrooms

Ashman Hall has a number of different bathrooms including big family bathrooms, shower rooms and en suites. The developer renovated them to make sure they were fully functional and stylish for any future holiday renters.

When it comes to staging bathrooms, Nesh can provide towels, sanitaryware and any other accessories you might see in a bathroom.
